By submitting a Parkizzle Pro brief when submission is enabled, you agree to these Terms and acknowledge the Privacy Policy. You must be at least 18 years old, have legal capacity and use the service only for lawful business or property-related purposes.

If you act for an owner, buyer, landlord, tenant, company, fund or another person, you confirm that you are authorised to submit the brief and communicate on their behalf.

Parkizzle Pro may review a brief, request clarification, search for potentially relevant opportunities or counterparties and facilitate an introduction. Parkizzle decides whether and how to pursue a brief and may decline one where it falls outside the service, lacks sufficient information or creates legal, security or commercial risk.

Unless a separate written engagement expressly says otherwise, Parkizzle has no authority to make an offer, accept terms, sign documents, receive transaction funds or legally bind you or a counterparty, and Parkizzle is not a party to the final sale or lease.

Your information must be accurate, current, lawful and not misleading. Space counts, locations, availability, timing and price or budget are indicative until verified and agreed in signed transaction documents.

Do not provide confidential information, personal data or documents belonging to someone else unless you are authorised to do so and have given them any privacy information required by law. Tell us before sharing commercially sensitive material; submitting a brief alone does not create a non-disclosure agreement.

Parkizzle may share the minimum relevant brief information with selected potential counterparties or professional advisers as described in the Privacy Policy and the notice shown before submission. An introduction is not an endorsement, valuation, verification or recommendation.

Parkizzle does not guarantee that a suitable opportunity or counterparty will be found, that an opportunity will remain available, that information supplied by another person is complete, or that a transaction will proceed at a particular price, on particular terms or within a particular time.

Each party is responsible for its own due diligence and decision-making. Depending on the opportunity, checks may include title or ownership, authority to sell or lease, licences and approvals, permitted use, access rights, building or community rules, physical dimensions and capacity, condition, service charges, tax, finance, valuation, identity and sanctions or compliance requirements.

Parkizzle Pro does not replace independent legal, property, technical, financial or tax advice. Do not pay, grant access, disclose sensitive documents or sign anything until you and your advisers are satisfied with the counterparty, documentation and transaction safeguards.

Potential buyers, sellers, landlords and tenants negotiate their own commercial terms and enter into any sale, lease, agency, confidentiality or other agreement separately. A message, indicative price or draft discussed through Parkizzle Pro is not binding unless the relevant parties clearly make it binding in valid written documentation.

The Pro enquiry form does not accept deposits, rent, purchase money or other transaction funds. Any payment arrangement introduced in the future will be explained separately before you use it.

Submitting a brief does not by itself authorise a charge. If Parkizzle proposes a fee, commission, exclusivity arrangement or additional professional service, its scope, price, tax treatment, timing and payment terms must be disclosed and accepted separately before they apply.

The Privacy Policy explains the proposed Pro data categories, purposes, recipients, international transfers, retention criteria and your rights. Acceptance of these Terms is not consent to unrelated marketing.

When submission is enabled, we will use and share brief information only as reasonably needed to handle the requested enquiry, administer the service, comply with law and protect legal rights, or as otherwise clearly disclosed to you. We will not make a Pro brief public merely because you submitted it.

You must not:

• submit a fraudulent, speculative, misleading or unlawful brief;
• impersonate a person or claim authority, ownership, funding or availability you do not have;
• use an introduction to spam, harass, evade agreed obligations or misuse confidential information;
• scrape, overload, interfere with or bypass security controls on the service; or
• infringe privacy, intellectual-property or other rights.

We aim to provide Parkizzle Pro with reasonable care but may change, pause or discontinue features and may be unable to pursue a particular brief. We do not promise uninterrupted access or that third-party information is error-free.

To the maximum extent permitted by law, Parkizzle is not responsible for loss caused by another party’s inaccurate information, conduct, refusal to proceed or breach of a separate transaction agreement. Nothing in these Terms excludes or limits liability, remedies or consumer rights that cannot lawfully be excluded or limited, including responsibility for Parkizzle’s own fraud or wilful misconduct.

These Terms are governed by the applicable laws of the United Arab Emirates. Subject to any mandatory consumer forum or jurisdiction, disputes will be handled by the competent courts in the UAE.

We may update these Terms as Parkizzle Pro develops or legal requirements change. The latest version and effective date will be posted here, with additional notice where a material change requires it. A new version will not retroactively change an already concluded separate transaction agreement.
